My Business Tips

I often get people saying to me that they are looking to move house but don't want to list their home for sale until they have found one to buy... sadly this isn't the best way to go about looking for your next move as someone is always one step ahead of you (i.e. Sold stc their house!).

I've had two buyers miss out this week because of this thought process.

A common myth which causes this thought process is:
"If I sell my house and don't have one to buy then I will be homeless!"

You won't be homeless. English property law doesn't work like that. No one is tied into a sale until exchange. Which is usually weeks/months after you accepted an offer. So anyone can change their mind at any point and choose not to buy/sell.

When you do list your home for sale with open and honest communication you can state from the outset to any interested buyers that you will be in a chain and are looking for "the one" so it might be a little wait. Legal work can be put on hold if you really want until the chain is complete and ready to proceed, although starting the mountains of paperwork for your sale asap is always the least stressful way in my opinion.
